What is the difference between a modular home and a manufactured home?

What is Modular Home? A Modular home is a wood framed home that is built off site and moved in sections and assembled at the new property address. Modular homes have wooden floor joists and the sections are joined by a "marriage" joint in the center. These homes are built to higher standards than most "stick built" homes as they are constructed of materials measured and laser cut to specifications. Our modular homes have a roof pitch of 5/12 to 7/12 Since these homes are built in the factory, the building materials are not subjected to the usual weather conditions of an "onsite" construction. In addition, the sections must be heavy enough to withstand the moving and set up process. Please note that these are NOT " trailers" or "double wides" or "Manufactured homes" which are built on steel frames and do not have all the same materials used in construction as a Modular home will. Modular homes are considered stick built homes according to the state of Michigan and will retail and appraise as such. Modular homes do not have VIN numbers or Titles as Manufactured "double-wide" trailers do.
What is a Manufactured Home? Also, called "mobile homes" or "trailers," manufactured homes are commonly referred to as either a "single wide" or a "double wide." Manufactured Homes are constructed to meet the Federal Housing and Urban Development (HUD) building standards, built on permanent steel chassis, and are transported to the development site on their own wheels. Manufactured homes do not necessarily have permanent foundations. Manufactured homes have special setback standards requiring approval of a zoning permit prior to receiving building permits. Counties will inspect the placement of a manufactured home for all local work performed (electrical hook-ups, skirting, porches, plumbing hook-ups, etc.) including the structure itself. Manufactured homes will have a VIN number, title, data plate and HUD tags that confirm it’s a manufactured home. Placing a manufactured home on a basement or crawlspace will not make it a modular or stick built home.
